Close to Foreclosure in Kansas City… The most beneficial tactics to avoid it!

Please help, I am behind on my mortgage loan payments in Kansas City!

stopping foreclosure in Kansas City, Missouri

Missed several mortgage payments?

Late on your mortgage…Go through this blog for a couple of guidelines on what you can do to prevent and avoid foreclosure.

When you get behind in your mortgage loan payments on your Kansas City, Missouri home, it can feel like you are being consumed by debt.

Not just paying the most recent payment, then you have to worry about playing catch-up on the mortgage loan payments you have missed and the fees… It can be daunting.

If you are behind on home loan payments there are a few options that can help you to avoid foreclosure in Kansas City, Missouri maybe even sell your home. A good deal of houses in Kansas City, Missouri have been lost to foreclosure, but there are a lot of ways to avoid it.

1. Chapter 11

Typically, this is the last thing you want to do. If you are being crushed by lots of debt, bankruptcy can be a great way to negotiate with lots of lenders at once. It’s a ton of work, and it won’t help you avoid your mortgage. Every lender has its own process that it follows for bankruptcies. You’d benefit from serious professional help- the best you can afford.

2. Talk to your lenders – let them know you will definitely continue paying your loan as soon as possible

This can be a good card to play, but it may come with some unseen penalties. If you reaffirm your commitment to make your mortgage payments, you have to make your payments. If your Kansas City, Missouri property is auctioned off, an affirmation could cause extra responsibilities.

3. Making House Affordable (MHA)

You might be able to participate in the MHA program if your house loan qualifies. Any loans backed by Fannie Mae or Freddie Mac must be considered for MHA, and other lenders can choose to participate in MHA or not.

With MHA, your payments and/or interest rates might be lowered even the principal balance (if your house is worth less than you owe). You might be able to get your house loan payments suspended or reduced if you are unemployed.

Be prepared to deal with a lot of paperwork because as I’m sure you are aware MHA is a government program. It isn’t free money, you gotta work for it.

4. Negotiate

Lots of lenders routinely offer some level of assistance. It’s possible. Get your interest rate lowered. Temporarily reduce or stop your mortgage payments. It’s in the realm of possibilities if you work hard and negotiate with your lender.

The most common approach the lenders will take is to have you refinance, but just as an FYI, by the time you are a few mortgage payments behind you probably won’t qualify for an interest rate reduction.

Negotiating with the bank is like running a marathon, after a marathon, after an iron man. You have to have enough patience to watch concrete dry to get through all the bureaucracy. Do not sink your own ship by being rude. It can be a balancing act. Ask for help from anyone in a position to help, but don’t be desperate. Explain your situation, offer supporting documents, and reassure the lender that you want to live in your home for the long term.

If there’s no way “on heaven or earth” you could be forced to leave your property, then bank on the fact that most lenders can be amenable. If you only missed a few payments, and want to keep your home, then sometimes the loan provider will just add the missed mortgage loan payments back onto your loan. It is all about the income with your loan provider. Request their help so that you can pay them what you owe. They will not need to be reminded that they’ll end up doubling the money they lent you. Banks are not in the habit of taking a loss, so they are incredibly reluctant to foreclose on your house… they would incur an incredible loss. They really do not want to do it.

That sounds obvious, but for some reason lenders seemingly forget it when they say no to a homeowner in need of a little leeway.
