With MHA, your mortgage loan payments and/or interest rates might be lowered even the principal balance (if your home is worth less than you owe). If you are unemployed, you might be able to get your mortgage loan payments temporarily suspended or reduced.

Be prepared to deal with a lot of paperwork because as I’m sure you are aware MHA is a government program. It is not free money, you gotta work for it.

4. Negotiate

Most lenders offer some level of assistance. It’s going to be tough and take a lot of work… but you may be able to get your interest rate reduced and/or temporarily reduce or temporarily stop your mortgage payments.

If there is even the slightest chance that lenders can make money from your situation they’ll steer you towards refinancing. If you can afford it, and all you’re looking for is a brief reprieve from home loan payments then this could work. But… just be aware that ordinarily by the time that you’re several payments behind you won’t qualify for a lower interest rate which is where the long term house loan savings are.

Negotiating with the bank is like running a marathon, after a marathon, after a decathlon, after an iron man. You have to be doggedly persistent. You have to be willing to let your pride go out the window. You are going to have to call, call again and again and again, fax, and email. When you feel fed up and think ” they are trying to fleece me” you are going to have to swallow It and call again. Don’t sabotage yourself by being obnoxious. It really is a balancing act. Ask for help from anyone in a position to help, but don’t be irritating. Reassure the bank that you want to live in your property long term and explain your situation and provide supporting documentation.

If there’s no way “on heaven or earth” you could be persuaded to leave your house, then bank on the fact that most banking institutions can be flexible. If you only missed just a few payments, and want to keep your house, then sometimes the mortgage provider will just add the missed bank loan payments back onto your loan. Your house loan balance is next to nothing to them. Not even a grain of sand in the Sahara. Point out that you need patience, and that in the end, they’ll end up earning a lot more money in the long run. Choosing to take an incredible loss isn’t on the agenda for the lenders. They don’t want to put your home into foreclosure because they know that if they put in the effort to come to terms with you they will make a big profit in the end.

It sounds obvious, but for some reason, bankers seemingly forget it when they say no to a homeowner in crisis.
