Keeping a property in Boise even if you are super late with payments!

Please help, I’m behind on my home loan payments in Boise, Idaho!

Missed several bank loan payments?

Truth be told… you can prevent foreclosure in Boise even with a number of late home payments.

Sinking. Hopeless. Bombarded. Done. Alarming. That is how it feels if you get behind on your bank loan in a city like Boise, Idaho.

Bringing your Past-Due home loan balance current can feel impossible, especially when you don’t even know if you are going to be able to make this months mortgage payment.

If you are in Boise, Idaho and behind on a few payments, there are a few things you can do to avoid foreclosure. So many Boise properties have been swiped via foreclosure, but there are ways to avoid it.

1. Chapter 13

Most see bankruptcy as the absolute last option. If you’re being crushed by a load of debt, bankruptcy can be a good way to negotiate with lots of creditors at once. It won’t make your mortgage fade away, but it will put you on a path to eventually walk away. You are not going to come out unscathed, but you will survive. Every creditor has its own process that it follows for bankruptcies. If you’re considering bankruptcy, our advice would be to get professional help.

2. Talk to your lenders – let them know you will definitely continue paying your loan as soon as possible

Doing so can buy you more time, but may come with more fines. Basically, reaffirming the loan is an additional commitment to pay. If your Boise property is auctioned off, an affirmation could cause extra responsibilities.

3. Making property Affordable (MHA)

You might be able to participate in the MHA program if your bank loan qualifies. If you have a loan backed by Freddie Mac or Fannie Mae then you have to be considered for the MHA. However, if you have another lender then it’s up to their discretion whether or not they participate in the MHA program.

With MHA, your bank loan payments and/or interest rates might be lowered even the principal balance (if your house is worth less than you owe). Suspended. Reduced. If you are unemployed this is definitely possible.

MHA is a government program, so be prepared to deal with lots of paperwork. This “free” money isn’t completely free… you’ll have to pay for it with your time and energy.

4. Negotiate

Lots of lenders routinely offer some level of assistance. You have to work hard at it, but you might be able to get your interest rate reduced or a temporary reduction in your house loan payment.

The most common approach the lenders will take is to have you refinance, but just as an FYI, by the time you are a few bank loan payments behind you probably won’t qualify for an interest rate reduction.

Negotiating with the bank is like running a marathon, after a marathon, after an iron man. Persistence. Tenacity. Conviction. You have to have them all in order to get through all the red tape. Regardless of how frustrated you become never be rude. Ask for help from everyone you speak with, but don’t sound entitled. Explain the situation, offer supporting documents, and reassure the lender that you want to live in your home for the long term.

If you really want to stay in your home and make “nice” with the bank, just let them know. Your mortgage company is remarkably understanding as long as you are willing to work with them. Sometimes they will be willing to add several months of payments back onto the primary balance of your loan. Over time your loan providers will more than 2x their cash outlay, so just ask and they will want to make it work with you. Banks are not in the habit of losing profits, so they are really hesitant to foreclose on your property… they would wind up incurring a massive loss. They would really prefer not to do it.

You’d think that this is common sense, but occasionally the lenders get stuck in the emotion of the circumstances and forget about that. Simply put…Help remind them.
