2. Reaffirm

This could be a great way to keep the “hounds at bay”, but this could come with unforeseen penalties. Basically, reaffirming the loan is an additional commitment to pay. In some states where it’s allowed, an affirmation can create additional liabilities if your property is auctioned.

3. Making House Affordable (MHA)

You might be able to participate in the MHA program if your house loan qualifies. Any loans backed by Fannie Mae or Freddie Mac must be considered for MHA, and other lenders can choose to participate in MHA or not.

With MHA, your home loan payments and/or interest rates might be lowered even the principal balance (if your home is worth less than you owe). If you are unemployed, you might be able to get your mortgage payments temporarily suspended or reduced.

Be prepared to deal with a lot of paperwork because as I am sure you are aware MHA is a government program. It is not free money ‘ you gotta work for it.

4. Hammer out a deal

Call your lender. You’ll learn that nearly all of them have some sort of assistance for this very issue. It’s possible. Get your interest rate lowered. Temporarily reduce or stop your home loan payments. It’s in the realm of possibilities if you work hard and negotiate with your lender.

If there is even the slightest chance that lenders can make money from your situation they’ll steer you towards refinancing. If you can afford it, and all you are looking for is a temporary break from payments then this could work. But… just be aware that ordinarily by the time that you’re several payments behind you won’t qualify for a lower interest rate which is where the long term home loan savings are.

Negotiating with the bank is like running a marathon, after a marathon, after an iron man. You have to be doggedly persistent. You have to be willing to let your pride go out the window. You are going to have to call, call again and again and again, and email. When you feel fed up and think ” they are not cooperating with me” you’re going to have to swallow It and call again. Regardless of how frustrated you become never be rude. Ask for help from everyone you speak with, but don’t sound critical. don’t give up. Explain your situation. Offer any supporting documents you have. Most importantly, let the bank know that you are fighting for your home because you plan on living there long term.

If there’s no way “on heaven or earth” you could be convinced to leave your house, then bank on the fact that most banks can be understanding. Playing catch up. Basically, if you’ve only missed one or two payments, sometimes your mortgage lender will just add your missed payments back onto your balance. Your house loan balance is pennies to them. Not even a drop in the ocean. Remind them that you need a little help and that ultimately they’ll end up making a lot more cash in the long run. The last thing they want to do is take your property because they would miss out on a ton of money. If you will meet them midway they’ll try to figure something out with you.

The logic is sound and based on facts, but mortgage lenders routinely get trapped in the passion of the situation and fail to remember that. Simply put…Help remind them.
